When we moved our solicitor was excellent. He highlighted all the problems with missing regs and permissions. Was totally up to date on listed property and changes in who’s responsible and held the vendors solicitor to account brilliantly. She was an idiot and appeared to lose the plot, sending very offensive emails to our solicitor which we passed to the vendor who promptly sacked her and is seeking compensation because of her incompetence and lack of knowledge on listed property regulations. Our man didn’t charge a penny more than his original quote despite it taking 9 months with a stack of background checks and searches and a load of extra contract clauses to add.
