Ugh, estate agents

Is there a lot of work you plan on getting done to it?

I agree about the kitchen smells !

sounds like a good plan then, hope it works out

It’s very bland so lots of decorating. But yeah I’d like the hall floor tiling, kitchen worktops replacing, new patio doors, new front door, fireplace in second reception sorting, and so on.

Hel has lots of plans for the outside :grimacing:

Nice office space at the back of the garden?

No, the office is going to be this room -

Hel wants the left hand outbuilding as a potting shed and the main one as outdoor lounging space/ bar.

Great to have so much space to work with.

I spoke to a Solicitor colleague yesterday, he’s 60 ex Eversheds knows his onions. I talked him through it and he thought my proposal sounded fine subject to due diligence. I’m putting a letter together to the builders / their Solicitors to see if they are interested. I’ll send it on Monday. I suspect they’d rather keep things more straightforward but they are keen to clear their bridging loan. Nothing ventured, nothing gained.

One risk I can see is that we tie up our money for 12 months or so. But, I really can’t see us finding a better location. I’m happy with a secured charge as long as there is no other charge. If they don’t get the revised planning I end up with a plot with one of the houses as per the existing planning in principle.

Oh man spent the whole day cleaning - the kitchen cupboards, oven and hob were filthy, and we’ve also pushed the rug doctor over every piece of carpet in the house.

To quote Hel commenting on the previous owners, “for someone who used to be a magistrate, she really was a dirty badger” :grinning_face_with_smiling_eyes:

Would like to move the hifi and furniture in the music room but might need some refreshments first.

Must feel great, to be in your new home. Happy days ahead, making it your own.
Looking forward to a bakeoff, next year.

:rofl::rofl:

I did that in a house we bought years ago.

It changed filthy-looking carpets into filthy-looking carpets that stank of cat piss

Cue Stanley knife and radical carpetectomy.

For the price of professional cleaning, very little more than the hire of a rug doctor and much better results, admittedly I did ring a few and haggled

And better still took very little time

It was all bit moot since we ended up going for the 90s sanded floorboard cliché.

The carpets are mostly new, except the offending one in the conservatory which up okay. It’s got very decent floorboards so the carpet may get junked anyway.

Ran out of time to start moving furniture in and get the hifi so that might be next few days depending on work etc.

Feels a nice place to be and have introduced ourselves to neighbours who all seem really nice, so it will start to feel like home soon.

No end to the list of things we want to do so some sequencing is going to be required.

Plant some pampas grass out the front tomorrow to keep the neighbours on their toes.

Or on your toes, if you’re lucky.
