One of my mother’s transactions, the legal secretary at the solicitors was hugely helpful and at the end of the transaction I sent her a gift box from Fortnums.

She sent me a mail to thank me however it was clear that the contents were neither here nor there, but the fact that it had sat in the mail room all day and was the subject of huge gossip was priceless.

Has a lot of potential but will cost a bit to do. We are carrying out our last phase of work and really noticing the increase in prices.

I think that needs a minimum of £300k spent on it, but you could easily do £500k.

It needs new roof (£30k), rewire / electrical (£20k), plastering (£10k), new windows (£40k), kitchen (£20k), bathrooms (£30k), carpets (£10k), boiler/heating (£10k), decorating (£20k+), carpentry (10k+), skips (5k+), soffits / gutters (£10k) plus loads of things I’ve forgotten. And these prices are if you are prudent re trades.

Patios / drive (optional) £50k.
Garden (landscaping).

Plus all the things you haven’t anticipated (double it all). All guestimates +/- £5-10k.

It’s got a cellar :heart_eyes:.

But, once done it could be superb.
