DoH Serco procurement lead?
We’ve had an offer accepted. It could still fail to go through of course. The owners are not ideal to deal with. A divorcing couple who appear to be lacking much sense and who the agents selling it appear to strongly dislike . Which speaks volumes. This was it in 2013 when they bought it.
They’ve run it into the ground and it now looks very tired. In true AA style we read the thread about building works and are going to totally ignore the warnings therein. 
An extension over the garage and in the loft is planned together with renovations. The council say raising the roof to do the loft conversion should be fine from a planning perspective. We haven’t yet asked them about extending over the garage. We’ll call them soon to have a conversation about that.
It’s 20 mins from Cardiff City centre and situated on a private lane to a farm (crops not animals). The garden is flat and 1/3 acre. The farmer and his family are lovely. Genuinely nice people. It’s 10 mins from my son’s school. The local pub 5 mins away is the Cefn Mably arms recently seen on BBC1s The Pact. I’m planning on supporting the pub with weekly visits.
The hifi room can be 5m x 4m. My wife offered me the entire space over the garage which would be nearly 8m x 5m. I’ve declined as I was panicking about what sort of speakers I’d need to fill that sort of space. Have I done the right thing or should I go for it? Of course, I won’t be able to afford any new speakers until 2035 given the bloody mortgage!

No, I’ll be grade 2 listed.
Add cost of suitable speakers to mortgage. Surprised this hadn’t occurred to you.

Just convince yourself that you declined the room over the garage to avoid any bass boom issues you will have with that void.
