In the spirit of enquiry, and definitely not swayed by the prospect of fish and chips in the

I timed this.

From the corner of Crystal Palace triangle to Six Pillars: 15 minutes on the nose. From Six Pillars to Dulwich Village (which I counted as the gates to Dulwich Park): 23 minutes.

I don’t think the estate agents walk very much :laughing:

They just take the timing from google maps

Out of the blue neighbour to the right has reconfirmed their desire to sell and move in the next 12 months, with the unheralded arrival of a letter from the local council planning team informing us of their application in principle for a dwelling to be built on their lower garden.

Quite apart from the surprise a few of the neighbours are not exactly best pleased with the approach taken or the proposal itself.

This could get messy. Hel has already started pre-emptive house shopping.

Looks like a sterile hotel!
Apart from the Monopoly thing I didn’t see one piece of art, photograph or evidence of any personality.

More than likely, Darras Hall is the area of choice for most of the overpaid NE players.

A few photos do state they are AI generated, not sure how much of the house is actually real.

As one person on Bsky put it “All the architectural charm of a supermarket loading bay”

That’s CRAZY money to be asking for only 50 acres and a concrete shell. That’s the right money for it *after * it’s been turned into a cool house. Obviously entirely trading on the planning permission, but that seems insanely high to me.

It does seem a lot - it’s a big plot if you’re after that kind of thing, and a lot of mature(ish) trees is not something that’s easy to replicate on a blank slate, but also a fair chunk of the trees appear to be agriculturally planted pine (you can see a really distinct herringbone type pattern to the crowns in the aerial shots). I don’t know how much it would cost to build something really special there, but given the most expensive thing on Rightmove in the county is £6m, for something which is massive and has a lot of lovely garden, £2m for the plot does seem adventurous.
