That looks great. The sitting room looks a decent size for a proper listening room at 5.5m by 3.8m (give or take). Really nice space for a system to breathe. Having a garden makes a huge difference to as, at the very minimum, it ensures space between you and the neighbours so they won’t get too pissed off if you play music at gentleman’s level and/or sing along a bit too enthusiastically.

The place we almost bought a year or two ago, by the canal less than 5 mins walk from where we are now, has been refurbed and flipped back onto the market.

How much was it on for pre-refurb?

Could there be some flooding issues?

Never sure with canals. There’s usually the means for the level to be regulated.

Canals are considerably less risky than rivers to be fair.

It has a cellar which is a interesting design feature so close to a canal.

Well, perhaps it doubles up as an indoor pool.

Depends on the local drainage situation - e.g. the one in Oxford floods most years, but it’s built on a floodplain, which is a self-explanatory risk factor.
